Recourse Loans
Personal Liability: In recourse funding, the borrower is personally liable for the loan. If the property goes into foreclosure and the sale of the property does not cover the full amount of the loan, the lender can pursue the borrower’s personal assets (such as savings, other properties, or income) to recover the remaining debt.
More Risk to Borrower: Because the borrower’s personal assets are at risk, this type of funding is considered riskier for the borrower.
Non-Recourse Loans
Limited Liability: With non-recourse funding, the borrower’s liability is limited to the property itself. If the borrower defaults and the property is sold through foreclosure, the lender can only take the proceeds from the sale of the property. The borrower’s personal assets are not at risk.
